Please Note, these terms apply to all direct bookings i.e. bookings taken directly from customers on the website, via e-mail, via telephone or in person. Bookings made with us through other booking sites or partner channels e.g. Boking.com, Airbnb, Homeaway, Expedia, Tripadvisor, etc. may have additional T&Cs so please read those before you book with us on a partner site. By booking or staying with us you agree to adhere to these terms and conditions.

All accommodation is offered subject to availability at time of booking and at tariffs applicable to date/season/accommodation type/number of guests as deemed appropriate by the owner/proprietor. Please note that all bookings are confirmed on receipt of a booking confirmation e-mail/communication. Without a confirmation e-mail the booking is not valid. All children using beds are subject to same price as adult guests.

Payments, cancellations or curtailments
Payment card details (credit/debit cards) are always required to secure a booking.
We will charge the payment card at the time of booking unless otherwise stated or otherwise arranged with us and any refunds are issued in line with the terms and conditions on this page. All card details taken are encrypted on our booking system and are not visible to us.
Any additional payments to be made for services during guests stay must be paid prior to departure.
Children under 1 using a travel cot stay free. All other children are charged at same rate as adults.

Non-refundable bookings are always non-refundable.
In the event of a cancellation or curtailment, please let us know as soon as possible.
Refundable bookings are refundable up to 14 days, prior to the date of arrival. On cancellation, we will issue the refunded to the payment card used to secure the booking. It may take up to 7 working days for the refund to be fully processed and visible in the guest account.
Cancellations made within 14 days of arrival, are non-refundable.
In the event of a no-show (guest fails to turn up), payment will not be refunded.
If a booking has been made for fewer guests than required and is realised in advance of the stay, please bring this to our attention as soon as possible. Additional charges will incur for extra guests at the applicable nightly rate for the date of stay. 
In the event of extra guests showing up that were not accounted for when booking the accommodation (for example, the booking is made for 2 guests but 4 guests arrive to stay at the property), additional charges will occur at the applicable nightly rates for the dates of the stay, per additional guest, and no discounts or promotions will apply for the extra guests. 
The owner/proprietors reserve the right to amend, curtail or terminate any contract or guests stay should the conduct of any guest or any person who is party to that contract cause any detriment to the well-being of any persons at the property or in neighbouring properties, including but not limited to other guests and the proprietors and their family.

Parking
Parking is free for paying guests, for the duration of their stay. It is not usually possible for guests to park their car at Killead House while they are away due to full capacity on most days. Guests park cars at their own risk and the owner/proprietors at Killead House cannot accept responsibility for any loss or damage to the vehicle or its contents while it is parked at the property.
Please Note: We do not offer a shuttle service to the airport, but we try to help guests with drop-offs at the airport when possible.

Special offers/promotions/competitions
All special offers/promotions/ are offered subject to availability at time of booking and cannot be requested in retrospect. In the event of a booking made on accommodation that is later available at a discounted price/special offer, we cannot reimburse the difference. You always pay the price at the time of booking. Competitions are subject to normal Ts & Cs and any additional terms set out in the competition details/posts.

Guaranteed price match
We guarantee our best rates when you book directly with us. On the rare occasion that our prices are better on another booking channel, we promise to price match our rates from the third-party site if you bring them to our attention prior to booking or within 7 days of booking. If you have already booked through another site and wish to change to a direct booking with us we are always happy to do so. Please contact us to arrange.
Please note, cancelling a third-party booking may incur a cancellation fee on the third-party site (always check before cancelling).

Liability
The liability for guests for their account is not waived and guests agree to be held personally liable for any charges incurred during their stay. In the event of a booking for more than one room (a group booking) the lead or registered guest (the lead guest) providing credit/debit card details is personally liable for any person, group, company or association that fails to pay all or part of such charges.

Damage to the property (self-catering, guest accommodation or owner’s property)
We reserve the right to charge individual guests or lead guests for the cost of rectifying damage which has been caused by the accidental, deliberate, negligent or reckless acts of guests to the hotel’s property or structure. If such damage is discovered during the stay it will be drawn to the guest’s attention but if discovered after guests have departed then we reserve the right to make a charge to the guest’s credit/debit card or send an invoice for the costs for payment to the registered address/e-mail address. We will, however, make every effort to rectify any damage internally prior to contracting specialists to make the repairs, and therefore will make every effort to keep any costs that guests would incur to a minimum. If a group is booking the lead guest accepts liability on behalf of the whole group for loss or damage. Please notify Killead House of any damage as soon as you are aware of it.

Smoking
It is prohibited to smoke in the accommodation (including out of the windows) and smoking in the accommodation may lead to prosecution. If you are found to be smoking on the premises an immediate fine of £150 will be charged to the credit/debit card used to secure the booking. A room tainted with tobacco odour requires extra cleaning and airing and this will be charged at a rate of £150.

Pets are not allowed on the premises. If you are found to have a pet on the premises a fine of £150 will be charged to the credit/debit card used to secure the booking. A room that requires extra cleaning and airing due to the presence of a pet on the premises will be charged at a rate of £150.

Parties are not allowed on the premises

Loss/Damage to guest’s property – The proprietors do not accept responsibility for loss or damage to guest’s property. Guests parking at the property do so at their own risk.

CCTV – There is CCTV in operation outside and inside the premises for safety and security.

Meal times for included meals must be prearranged and no allowance can be made for meals not taken.

Apartment/Rooms must be vacated by 10.00 AM on day of departure unless otherwise arranged. Please note it is often not possible to arrange a later check-out and will be dependent on other bookings/guests/cleaning service etc.

When booking a holiday, you are entering into a legally binding contract and it is recommended that you take out an appropriate holiday insurance policy. accept responsibility for loss or damage to guest’s property. Guests parking at the property do so at their own risk.
