Bookings made with Us through other booking sites or partner channels (including, but not limited to Booking.com, Airbnb, Homeaway, Expedia and Tripadvisor) may have additional terms and conditions that should be considered by the Lead Guest and Guests, in addition to these terms and conditions, before booking with us on a partner site.
1.1 “We/Us” means the owner/proprietor of Killead House.
1.2 “Guest/Guests” means all persons staying in the accommodation under a booking.
1.3 “Lead Guest” is the person responsible for the making and payment of bookings.
2.1 By booking or staying with Guests agree to adhere to these terms and conditions. It is the responsibility of the Lead Guest to ensure that Guests accept these terms & conditions of booking.
2.2 Failure to disclose all relevant information or adhere with these terms and conditions may lead to termination of the stay by Us.
2.3 This accommodation is privately owned and is our home. We expect all Guests to enjoy and treat the accommodation with the same respect that they would with their own home.
3 Availability and Prices
3.1 All accommodation is offered subject to availability at time of booking and at tariffs applicable to date/season/accommodation type/number of Guests as deemed appropriate by Us.
3.2 Children aged under 1 year using a travel cot stay free. All other children aged 1 year or over are charged at same rate as adults.
4 Confirmation of Booking
4.1 A booking is only confirmed by Us upon issue to the Lead Guest of a booking confirmation e-mail/communication.
5.1 We will provide an internet connection (at no extra cost) subject to technical availability.
5.2 We do not offer guaranteed upload/download speeds.
6 Check in / Check out
6.1 Guests agree to check in at the accommodation after 5pm on the first day of their stay and vacate the accommodation by 10am on the day of their departure, unless otherwise agreed with Us.
7 Payments and Refunds
7.1 Payment details must be provided by the Lead Guest at time of booking.
7.2 We will charge the payment details at the time of booking unless otherwise arranged with Us and any refunds are issued in line with paragraph 7.5. All payment details taken are encrypted on our booking system in line with PCI requirements and are not visible to Us.
7.3 Any additional payments to be made for services during the stay must be paid by the Lead Guest prior at check-out.
7.4 Non-refundable bookings are non-refundable to the Lead Guest from the point in time at which the booking confirmation email is sent.
7.5 If the Lead Guest or Guests voluntarily curtail their stay, no refunds (or part refunds) will be issued by Us.
7.6 Refundable bookings are refundable upon notification of cancellation by the Lead Guest to Us up to 14 days prior to the check-in date. Cancellations made within 14 days of the check-in date are non-refundable.
7.7 In the event of a no-show (i.e. the Guest fails to check in), no refund will be provided by Us.
7.8 Other refunds (where stated elsewhere in these terms and conditions) shall be made by Us to the Lead Guest.
7.9 Refunds may take up to 10 working days to process.
8.1 Your booking will not be cancelled by Us except in exceptional circumstances beyond our control. Notification will be given of the cancellation as soon as possible and We will promptly refund all payments made by the Lead Guest. Our liability for cancellation will be limited to payments made to Us.
8.2 In the event of a cancellation or curtailment by the Lead Guest, the Lead Guest must inform Us as soon as possible.
8.3 Cancellations made within 14 days of the check-in date are non-refundable.
9 Changes in number of Guests
9.1 No reduction shall be made to the price of the booking in the event that fewer Guests check-in than the number of Guests stated on the booking confirmation email.
9.2 It is the responsibility of the Lead Guest to notify Us of a proposed increase in the number of Guests associated with the booking. Such notification must be provided to Us not later than 24 hours in advance of the check-in date.
9.3 If the Lead Guest notifies Us of a proposed increase in the number of Guests:
We reserve the right to cancel the booking without refund.
If We accept the increase in number of Guests, We reserve the right to apply charges for the additional Guests at the applicable nightly rate, including any promotional discounts.
The Lead Guest agrees to pay these charges at check-in.
Failure to pay these charges at check-in will lead to cancellation of the booking without refund.
9.4 If the number of Guests arriving for check-in exceeds the numbers stated on the booking confirmation email sent by Us and prior notification (in accordance with paragraph 9.1) has not been provided:
We reserve the right to cancel the booking.
If we accept the increase in number of Guests, We reserve the right to apply charges for the additional Guests at the applicable nightly rate, excluding any promotional discounts.
The Lead Guest agrees to pay these charges at time of check-in.
Failure to pay these charges at check-in will lead to cancellation of the booking without refund.
10 Guest Behaviour
10.1 We reserve the right to amend, curtail or terminate a stay without refund where we consider the unreasonable behaviour of the Guests is impairing the enjoyment, comfort or health of others residing at or residing adjacent to the accommodation.
10.2 Guests are not permitted to arrange parties at the accommodation, unless otherwise agreed with Us in advance.
10.3 Guests may in no circumstances re-let or sublet the property, even free of charge.
10.4 Guests may not use the accommodation for any illegal or immoral purposes.
10.5 Guests under 18 years of age must be supervised by their parents/guardians at all times.
11.1 Parking for a maximum of two vehicles is available for free for the duration of the booking, regardless of the number of Guests, unless otherwise agreed with Us in advance.
11.2 Guests are not permitted to park their vehicles beyond their check-out time, unless agreed in advance with Us.
11.3 Vehicles and their contents are parked at Killead House at the Guest’s own risk. We do not accept responsibility for any loss or damage to vehicles or their contents.
11.4 We do not offer a shuttle service to the airport.
12 Special offers/Promotions/Competitions
12.1 All special offers/promotions are offered subject to availability at time of booking and cannot be requested in retrospect.
12.2 In the event of a booking made on accommodation that is later available at a discounted price/special offer, We cannot reimburse the difference. The Lead Guest shall pay the price stated on the booking confirmation email.
12.3 Stays provided as competition prizes are subject to these booking terms and conditions and any additional terms set out in the competition details/posts.
13 Guaranteed Best Rates
13.1 We guarantee our best rates when you book directly with Us. On the rare occasion that our prices are better on another booking channel, We promise to price match our rates from the third-party site if you notify Us prior to booking. If you have already booked through another site and wish to change to a direct booking with Us, We are always happy to do so. Please contact Us to arrange.
13.2 Please note, cancelling a third-party booking may incur a cancellation fee on the third-party site (always check before cancelling). We are not liable for any fees or charges incurred by cancellation of bookings on third-party sites.
14.1 The Lead Guest accepts liability on behalf of Guests for any charges incurred during their stay.
14.2 We accept no liability for loss or damage to the property of Guests staying at the accommodation and it is recommended that Guests take out an appropriate holiday insurance policy.
14.3 Where We terminate a Guest’s stay due to a breach of these booking terms and conditions, we accept no liability for any loss incurred by the Guests.
15.1 The Lead Guest accepts liability on behalf of Guests for loss or damage caused by the accidental, deliberate, negligent or reckless acts of Guests to the accommodation.
15.2 Guests shall notify us of any damage as soon as they are aware of it.
15.3 If We require a damage deposit for your booking, We will advise the Lead Guest prior to confirming the booking.
15.4 If damage is discovered during the stay (or after Guests have departed) We will record the damage and notify this to Lead Guest/Guests.
15.5 In the event that a damage deposit has been paid, We reserve the right to make a deduction from the deposit refunded to the Lead Guest for any loss We have incurred.
15.6 In the event that a damage deposit has not been paid, the Lead Guest agrees to indemnify us in full for any loss We have incurred. This will be recovered as a charge to the Lead Guest.
16.1 Pets are not allowed unless agreed in writing with Us prior to check-in.
16.2 If Guests are found to have a pet on the premises without prior agreement, We reserve the right to immediately terminate the stay without refund and We reserve the right to apply a charge to the Lead Guest to cover any loss We incur as a result.
17.1 It is prohibited by law to smoke in the accommodation (including out of the windows) and smoking in the accommodation may lead to prosecution. If you are found to be smoking on the premises We reserve the right to apply a charge of £200 to the Lead Guest.
17.2 The interference by a Guest with any fire or gas related safety equipment will result in immediate termination of the stay without refund. We reserve the right to apply a charge to the Lead Guest to cover any loss We incur as a result.
18.1 Guests are advised that a CCTV surveillance system operates on the grounds of the accommodation.
19.1 Guest who have booked breakfasts shall be advised of menu options by Us upon check-in.
19.2 Breakfast times shall be as stated in our guest information, unless otherwise agreed with Us.
19.3 We will make every effort to accommodate the dietary requirements of Guests.
19.4 Where circumstances beyond our control leave Us unable to provide Guests with breakfast, We shall refund the associated charge for breakfast to the Lead Guest. This shall be the extent of our liability in this respect.
19.5 No refunds shall be provided for meals booked but not taken by Guests.
20.1 We reserve the right to enter the accommodation at any time to undertake essential maintenance or for inspection purposes.
21.1 Please note that in the event that any keys issued are not returned at the end of your stay, We reserve the right to charge the Lead Guest for the cost of replacement keys.
22 Temporary Defects
22.1 We accept no liability for disruption to a Guest’s stay caused by a temporary defect or malfunction of any equipment, machinery or appliance in the accommodation or grounds.
22.2 We accept no liability for loss occurring as a result of a temporary defect or malfunction of any equipment, machinery or appliance in the accommodation or grounds.
23.1 Reviews left for Us in our guestbook, on our site or third party websites may be used on our website or in other marketing material.
24.1 Any problem or complaint which a Guest may have concerning the accommodation must be immediately reported directly to Us and We will endeavour to put matters right. Any complaints not reported to Us at the time and only reported after the Guest has checked out will not be considered by Us.
25.1 We reserve the right to make amendments or additions to these terms and conditions without notice.
